    A comprehensive lettings and full property management service for complete peace of mind.

    • Digital and personal marketing.
    • Accompanied viewings.
    • Pre-tenancy documentation, including a right to rent check.**
    • Accompanied check-in appointment, smoke and carbon monoxide alarm checks.**
    • Utility and services management, including gas, electric, water and council tax (tenancy commencement and end)
    • Rent review and negotiations.**
    • Rent collection, statements and arrears management.
    • Dedicated Property Manager and access to specialist advice.
    • Management of routine repairs and maintenance.(subject to contractor availability)
    • Access to insured contractor panel.
    • Payment of property related invoices on your behalf**
    • Property refurbishment advice.
    • Manage annual and periodic safety inspections.
    • Property visits.
    • Negotiation regarding claims on the tenant’s deposit.**

Landlords service fees


Full Management Service (FM)

Subject to a £600 (£720 Inc VAT) minimum fee per tenancy per year.

12.5% of monthly rent plus VAT 15% of monthly rent incl. VAT


Let and Rent Collection Service (LRC)

Subject to a £600 (£720 Inc VAT) minimum fee per tenancy per year.

10% of monthly rent plus VAT 12% of monthly rent incl. VAT


Let Only Service (LOS)

Payable upfront prior to commencement of the Services and subject to a £600 (£720 Inc. VAT) minimum fee per tenancy. 

10% of the rent for the term plus VAT 12% of the rent for the term incl. VAT


Rent and Legal Protection Insurance (FM/LRC)

Subject to availability

4.72% exc. IPT of monthly rental 5.29% inc. IPT of monthly rental


Tenancy Set Up Charge (FM/LRC)

Referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the signing of the tenancy agreement. 

2 x weeks rent plus VAT. If your weekly rent is £250, your 2 weeks rent + VAT would amount to £600 incl. VAT


Guarantor Referencing (FM/LRC/LOS)

Referencing one guarantor (ID checks,financial credit) including drawing up Deed of Guarantee

£50 plus VAT £60.00 incl. VAT


Tenancy Extension/Renewal Service fee
(Including negotiating the terms of renewal and documentation where required) 

£190 plus VAT £228 incl. VAT


Quarterly tax submission to HMRC for non-UK residents with no HMRC approval

£100 plus VAT £120 incl. VAT


Additional Annual HMRC Reporting for non-UK residents

£50 plus VAT £60 incl. VAT


Attending Legal Proceedings(Per Hour plus travel) 

£100 plus VAT £120 incl. VAT


Arranging non-routine maintenance as required including Insurance

Claims

Bill payment surcharge

Additional Property Visits

£40.00 plus VAT per visit £48 incl. VAT per visit


Wait at property for landlord appointed contractor appointment

£60 per hour/part thereof £72.00 incl. VAT


Formulating Deposit Adjudication Claim

£200 plus VAT £240 incl. VAT


Inventory Preparation

Unique or unusual houses and those exceeding 5 bedrooms with 2 reception rooms will be subject to quotation.

Property Check-In

Unique or unusual houses and those exceeding 5 bedrooms with 2 reception rooms will be subject to quotation.

Deposit Protection

Energy Performance Certificate fee
